Before buying a home, Buyers need to develop a short and long-term perspective on their purchase. One of the most common mistakes is when a lender qualifies a Buyer based on their incomes and debt-to-income ratios without considering how much the borrowers spend on items such as transportation, savings, food and other necessities. Most Buyers are optimistic about the future and excited about buying a home, so they borrow the absolute maximum they can afford instead of allowing themselves a little room for a partial loss of income or for future expenses such as children, cars and vacations.
Buyers, listen up! You need to decide the total amount you want to spend each month on housing before you begin looking for a home.
Meeting with a lender for a Buyer consultation and pre-qualification for a mortgage should be the 2nd step toward home ownership; yet many home buyers wait until they are ready to start house hunting before contacting a lender. Big Mistake.
Always have a home inspection. I think most people understand this fact by now, but it is extremely important do every time you buy a home. It can be easy to buy your dream home at a fire-sale price and neglect the inspection. Don’t ever waive your home inspection rights. I know of Buyers who wanted a home so badly that not only did they overbid, but they also waived the home inspection. You expose yourself to many problems that could cost you thousands of dollars if you neglect the inspection.
As a final note, try to remember that buying a home doesn’t have to be scary. It’s very exciting to own your own home, so think of all the good things that will come once you have made it through the home-buying process.
